Tuckpointing removes deteriorated mortar from between brick or stone joints and replaces it with new mortar. It is one of the most common chimney repairs because failing joints allow water to enter the masonry structure.

The mortar type matters more than many homeowners realize. For most modern chimneys, Type N mortar provides the right balance of strength and flexibility. It holds the chimney together while still allowing movement from seasonal expansion and contraction.

Historic chimneys require a different approach. Many older homes used softer hand-laid brick and lime-based mortar. Repointing those chimneys with harder Portland cement mortar often damages the brick itself because the mortar becomes stronger than the surrounding masonry.

Matching the original mortar in composition, strength, and appearance helps preserve the chimney and prevents premature brick deterioration.

The chimney crown is the concrete surface at the top of the chimney surrounding the flue opening. Its job is to direct water away from the masonry below.

A properly constructed crown includes:

 A separation joint between the crown and flue tile

That separation joint is important because the crown and flue tile expand at different rates during temperature changes. Without it, cracks often develop around the flue opening over time.

Hairline cracks can sometimes be repaired with an elastomeric crown coating if the crown remains structurally sound. Crowns with larger cracks, missing sections, or movement usually require full replacement instead of surface sealing.

Flashing Repair Chimney Portland OR

Flashing seals the area where the chimney meets the roof. It includes step flashing woven into the roofing material and counter-flashing embedded into the chimney mortar joints above it.

When flashing begins to fail, water can move behind the masonry and into ceilings, walls, or attic spaces. Homeowners often notice interior water stains long before they realize the chimney is the source.

Material selection affects how long flashing lasts:

 Aluminum typically lasts 15 to 25 years
 Copper can last 50 years or longer
 Galvanized steel eventually rusts after the protective coating wears away

The firebox is directly exposed to heat and flame, so damage in this area is common over time. Cracked firebrick and deteriorated mortar joints are frequent findings during inspections.

Firebrick is specifically manufactured to withstand sustained high temperatures. Standard construction brick cannot safely replace it.

The mortar matters here as well. Refractory mortar is designed for direct flame exposure and high heat conditions. Standard mortar and lower-temperature furnace cements often fail prematurely inside active fireboxes.

In many cases, individual firebricks can be replaced without rebuilding the entire firebox structure.

Material selection becomes especially important during rebuilds. Exterior chimneys in freeze-thaw climates require brick rated for severe weather exposure so the masonry can handle repeated moisture absorption and temperature changes.

Seismic reinforcement also matters in this region. Rebuilt chimneys often include structural anchoring and reinforcement to improve stability during seismic movement.
